Maintenance Agreements

Regular maintenance will lengthen the life of your system and decrease the need for unwanted repair calls.

We will check, replace, or clean the following items during tune-ups or maintenance inspections.

* GAS FURNACES:

• Brush and inspect heat exchanger
• Replace thermocouple, if applicable
• Clean and inspect pilot assembly
• Clean and inspect burners
• Test all safety controls
• Check and adjust gas pressure, as necessary
• Check gas lines from shut-off to furnace for leaks
• Visually inspect ductwork
• Oil and check blower motor for bearing wear, as necessary
• Test blower capacitor
• Check and tighten electrical connections
• Visually inspect flue pipe and check for proper draft
• Check gas valve
• Check thermostat
• Clean or replace filters**
• Test for proper temperature rise

* HEAT PUMPS AND AIR CONDITIONERS:

• Inspect and acid wash evaporator and condenser coils
• Check drain line for obstructions
• Calculate air flow (heat only)
• Calculate BTU output (heat only)
• Test defrost controls (heat only)
• Test safety controls
• Check refrigerant charge
• Check and tighten electrical connections
• Oil blower motors and check for bearing wear, as necessary
• Check relays and controls
• Check thermostat
• Test motor and blower capacitors
• Visually inspect ductwork
• Clean or replace filter**
• Test for proper temperature rise or drop

** Electronic air cleaners or high-efficiency media filters are an additional cost.
